Notice to vacate delivery in Texas — documented, done, $65

Before a Texas eviction can be filed, the notice to vacate has to be delivered the way the Property Code allows — and you have to be able to prove it. We deliver notices to vacate and other landlord notices across Collin, Dallas, Denton and Tarrant counties with photo, GPS and a sworn delivery declaration.

Why delivery is where evictions fall apart

In a Texas eviction, the judge will ask how the notice to vacate was delivered. Texas Property Code §24.005 controls that — the notice period, the delivery methods, and when posting on a door is allowed. A notice that wasn't delivered the right way can mean starting over, and another month of lost rent. The statute was revised in 2025, so we deliver under the version in effect on the day we deliver.

We deliver by a method §24.005 allows — in person to the tenant or to a resident who is 16 or older, or by posting plus mailing where the statute permits it — and we document it: time, GPS location, photos of the delivery or posting, and a sworn delivery declaration you can hand the court.

Payment-first, no surprises: a human reviews every request and pack order before anything happens. Once it's approved you get a secure pay link — nothing starts until it's paid, and nothing is ever charged if we can't take the job. No invoicing, no payment plans.

What we deliver

You write the notice (or your attorney or a forms service does) — we deliver it and prove it. We don't draft notices or give legal advice about notice periods; that's between you and your lease and counsel.

Eviction citations are different

Once you've filed the eviction in justice court, the eviction citation is served by a constable or sheriff unless the court signs a written order authorizing someone else (Tex. R. Civ. P. 510.4). If your court authorizes a private server, we'll serve it at our regular county serve price. Pack credits don't apply to citations.

How it works

  1. Send the notice through the intake — pick "Notice to vacate / landlord notice", upload the PDF, add the unit address and tenant names. Tick Use a prepaid pack credit if you have a pack.
  2. A human approves it, usually within the hour during phone hours.
  3. Pay the link (or it's covered by your pack credit).
  4. We deliver — with live tracking, GPS and photos — and send you the sworn delivery declaration for your file.

Built for property managers

Managing doors across DFW? One account email, one pack balance, every notice tracked on its own link you can forward to the owner. Need the notice served on a Saturday? Standard. Need proof for a hearing next week? It's already in your inbox.

Never on Sunday. We deliver Monday through Saturday. Texas Rule of Civil Procedure 6 bars serving civil process on Sundays, and we keep landlord notices on the same schedule.
